Your sale, carefully managed.
A good sale is no accident. It starts with a realistic price, a clear strategy and one point of contact who keeps track of everything – from the first conversation to the handover of the keys.
Six steps. One point of contact.
Getting to know you
In our first conversation – at your home, if you like – we discuss your goals, your timeline and your questions. What matters most to you: the best possible price, a particular date, maximum discretion?
Valuation
We visit the property and analyse comparable sales, the location and the condition. You receive a clearly reasoned price estimate – and our honest opinion on it.
Strategy
Together we decide on the asking price, target groups and approach: discreetly at first or public straight away, in German, French or both languages.
Preparation
We put together the sales documents: land register extract, plans, floor areas, the cantonal building energy certificate (CECB/GEAK), photos and an informative property dossier.
Marketing & negotiation
We approach suitable prospective buyers, conduct the viewings and check identity and financing. In negotiations, we represent your interests.
Completion & handover
We coordinate the reservation, the purchase contract and its notarisation with the notary. We are there at the handover – with the handover report, meter readings and keys.
What we take care of for you.
Valuation & pricing strategy
Market analysis with comparable figures, a price recommendation and a strategy that fits your timeline.
Sales documentation
Complete documents, professional photos and a property dossier that answers questions before they are asked.
Bilingual marketing
Reaching buyers in German and French – through our buyer list, our network and, if you wish, the major property portals.
Viewings & buyer checks
We conduct the viewings and check identity and financing before things become serious.
Negotiation & contract
We negotiate in your interest and coordinate the reservation and purchase contract with the notary.
Handover
Handover report, meter readings, keys – and a point of contact for any questions after the sale.
Transparent and success-based.
Our fee is agreed in writing before the mandate begins and is only payable if the sale is successful. So you know where you stand from the outset.
Any additional services – for example an energy certificate or a formal market value appraisal – are discussed with you in advance. No further costs are incurred without your consent.
Discreet or public?
Both have their merits. A discreet sale protects your privacy but reaches fewer prospective buyers. A public listing reaches more people but is visible to everyone. We advise you openly – and can start with a discreet phase.
More about selling off-marketThese documents help with the sale.
Don’t worry if not everything is to hand – we are happy to obtain any missing documents for you.
